Minimum Check-In Age of 25: Absolutely no under the age of 25 will be allowed to occupy a unit unless accompanied by a parent or guardian. No exceptions will be made.


Cleaning Fees/Housekeeping: All reservations will be charged a one-time, departure cleaning fee. The fee is $45 - studios, $65 – efficiencies & 1 bedrooms, $70 - 2 bedrooms and $80 – 3 & 4 bedroom units. All units are provided with an initial set of bed linens and towels. Neither housekeeping service nor linen exchange is provided.


Payment: An advance payment of one night’s room and tax is required within 10 days of booking a reservation and is applied to balance due upon arrival. This payment can be made only by credit card, money order or cashier’s check. The remaining balance is due upon arrival and can be made by cash or credit card (Visa, MasterCard, American Express, Discover or Diners). No checks are accepted.


Damage Insurance: All reservations will be charged a $25.00 fee for Travel Guard Accidental Rental Damage Insurance. This fee will provided insurance coverage for unintentional unit damage up to $500.00. This insurance does not cover charges for keys, pool tags, etc that are not returned at check out. It also does not provided coverage for pet damage in non-pet friendly vacation rentals.


Cancellation: All reservations cancelled more than 7 days prior to arrival will have a $15.00 cancellation fee deducted from the advance payment of one night’s room and tax payment. All cancellations made less than 7 days prior to arrival will forfeit the entire advance payment. Monthly rentals require 30 day cancellation.


Minimum Stay: A two night minimum stay is required. Holiday weekends require a three night minimum.


Check-In/Check Out: All guests must check in at our office at The Inn at St Thomas Square located at 8730 Thomas Drive. Check in time is 4:00 pm CST. Check out is 10:00 am CST. A $100.00 fee will be charges for all late check outs. There is a $20.00 charge for each key and pool tag that is not returned to our office.


Smoking: All rentals units are non smoking.


Parking: All vehicles must have a parking pass. The passes can be obtained at the time of check in. Most properties charge a fee for these passes. See rate schedule for amount. The Inn at St Thomas requires a $30 registration fee for all watercraft trailers.


Arm Bands/Pool Tags: Some properties require guests to wear arm bands/pool tags. A cash deposit of $10.00 each will be required to obtain bands/tags. The deposit will be returned at check out when tags/bands are returned.


Lock Outs: There is a $50.00 service fee for any guest locked out of their unit after our office closes. The fee is payable upon entry into the unit.


Pets: Absolutely no pets are allowed.


Unit Requests: We will try to honor any requests for a specific unit, but due to unit sales, maintenance, etc., no guarantee can be made.


Evictions: No refunds will be given if you are evicted from your unit. This includes all room charges and security deposit.
