Minimum Check-In Age of 25:  Absolutely no under the age of 25 will be allowed to occupy a unit unless accompanied by a parent or guardian. No exceptions will be made.

Cleaning Fees/Housekeeping:  All reservations will be charged a one-time, departure cleaning fee. The fee is $25 - studios, $45 – efficiencies & 1 bedrooms, $50 - 2 bedrooms and $55 - three bedroom units. All units are provided with an initial set of bed linens and towels. Neither housekeeping service nor linen exchange is provided.

Payment:  An advance payment of one night’s room and tax is required within 10 days of booking a reservation and is applied to balance due upon arrival. This payment can be made only by credit card, money order or cashier’s check. The remaining balance is due upon arrival and can be made by cash, check or credit card (Visa, MasterCard, American Express, Discover or Diners).

Deposit:  A $200.00 deposit is required on all reservations upon arrival. The deposit can be made by cash, check or credit card. If made by cash or check, your deposit refund will be mailed back to you less any damages within 10 days of your departure. If you prefer to use a credit card, an authorization will be placed on the card. This authorization will be removed within 10 days of your departure. All deposits serve as damage deposits; they are not applied to the balance due on your room.

Cancellation:  All reservations cancelled more than 7 days prior to arrival will have a $15.00 cancellation fee deducted from the advance payment of one night’s room and tax payment. All cancellations made less than 7 days prior to arrival will forfeit the entire advance payment.

Minimum Stay:  A two night minimum stay is required. Holiday weekends require a three night minimum.

Check-In:  All guest must check in at our office at The Inn at St Thomas Square located at 8730 Thomas Drive. Check in time is 4:00 pm CST.

Check Out:  Check out is 11:00 am CST. All late check outs will be charged for any extra day. There is a $20.00 charge for each key and pool tag that is not returned to our office.

Parking:  All vehicles must have a parking pass. The passes can be obtained at the time of check in. Many properties charge an additional fee for parking passes. See rate schedule for amount.

Lock Outs:  There is a $50.00 service fee for any guest locked out of their unit after our office closes. The fee is payable upon entry into the unit.

Pets:  Absolutely no pets are allowed.

Unit Contents:  The guest is responsible for breakage and damage to interior contents. Any damage will be deducted from guests deposit.

Unit Requests:  We will try to honor any requests for a specific unit, but due to unit sales, maintenance, etc., no guarantee can be made.

Evictions:  No refunds will be given if you are evicted from your unit. This includes all room charges and security deposit.
